1. Sell at the right time of year
Consider the best time to sell your property in Spain. If you're thinking of selling during the summer, remember that if you also rent out your home during this period, it will be challenging to schedule viewings for potential buyers. Additionally, having tenants in the home can create a less-than-ideal impression. Buyers typically visit Spain within a limited timeframe and prefer to view properties that are immediately available, rather than waiting for tenants to move out.
It may be better to wait until after the summer to sell or refrain from renting out the property while it is on the market. If your home is difficult to show, it might develop a negative reputation among agents and prospective buyers.
2. Trust your sales agent with the listing price
Setting the right price involves considering various factors. You might be tempted to set a price based on a neighbor's recent sale, but many elements influence the price, such as the property's location within the community, orientation, views, condition, renovation needs, terrace size, and interior design. We utilize various online platforms and analyze these parameters to propose a starting price based on previous sales in the area and the unique advantages and disadvantages of your property.
