For several years, Hans and Lena from Varberg in Sweden searched for a new home in Spain. But where would they find their paradise? Their dream came true with a new build.
"We are so happy!" say Lena and Hans, who have now moved into their dream apartment in Punta Prima.  

The road to buying a newly built property in Spain

It all started with a message in real estate agent Carolina Klaive's inbox on November 24th, 2019.

”Hi Carolina! Good friends of ours have recommended you as an estate agent. We are in Spain right now and have just started looking at houses ...”

So began the message from Hans and Lena, who were in Punta Prima, south of Torrevieja. They had just started exploring properties that suited their needs.

Before a meeting at Bjurfors' office in Playa Flamenca, Carolina received their wish list, which looked like this: 

”3 bedrooms, 2 bathrooms. Location: south-west. Roof terrace, sea view, balcony, private pool or communal pool. No busy road, no empty plot in front. Proximity to the beach and restaurants within cycling distance.”

Falling in love with new builds

Together, they selected a handful of interesting properties that fit their criteria. During the viewing the next day, the couple looked at both new builds and resale properties. But what impressed Lena and Hans was a brand-new project called Residencial Bali, located on a hill in Punta Prima just south of Torrevieja. The show house had just been completed, and the developer, Trivee, had furnished a ground-floor apartment with a massive terrace.

For Lena, all the boxes on the ”must-have” list were ticked. Plus, they got the perfect south-facing location with stunning views of the Mediterranean Sea, even from the ground floor. The only concession was the third bedroom, which became a decisive factor for Hans. After careful consideration, they decided to forgo it, largely due to timing.

Obstacles to the dream of Spain

Years passed, and a pandemic intervened. Hans and Lena continued to pursue their dream of a home in Spain but traveled south to explore properties in the Costa del Sol and Costa Tropical (Nerja and surrounding areas) without finding the right fit.

On February 12, 2022, Lena sent a text message to Carolina. Although Nerja was still high on their list, they had also resumed looking at homes on the southern Costa Blanca. Their close friends, who frequently visited this part of the coast, were eager for Hans and Lena to find their paradise on the Costa Blanca too.

After ongoing discussions, it became clear that Hans and Lena had not forgotten Residencial Bali, their favorite from the viewing nearly three years prior. At that time, there was an opportunity to buy a large ground-floor corner apartment in the penultimate phase of the project, with three bedrooms and a massive terrace facing perfectly south towards the pool area, with views of the surroundings and the Mediterranean Sea. Moreover, the timing was just right. Lena and Hans had explored other areas they were curious about, resolving any lingering doubts. 

The furniture was shipped from Sweden, and thanks to good planning, it fit perfectly in place.

The importance of close communication

Things progressed quickly! Carolina filmed the project in real time so Hans and Lena could get a good view of ”their” apartment from their computer in Varberg. The final check was conducted by their friends in Spain, who gave a big thumbs up. Shortly thereafter, the reservation was paid, and the apartment was registered in their names. By October 2022, Hans and Lena would have access to their very own new build in Spain.

However, shortly after the reservation was paid, the war between Russia and Ukraine began, affecting delivery times and material prices. The takeover date was moved to December. Hans and Lena stayed in constant communication with Carolina at Bjurfors, their legal counsel, and the developer. 

”It was important to keep expectations aligned with reality,” says Hans.

Time for inspection – and moving in!

At the end of November, it was time for the inspection of Hans and Lena's new home in the sun. The couple traveled to join the developer and Carolina for an inspection of the now-finished home, except for a few details. An outdoor shower had been installed in the wrong place, and there were some cosmetic issues to address. The developer compiled a list of items that were being gradually rectified.

A few days after the inspection, the moving truck arrived from Sweden with nearly the entire household. Hans and Lena had chosen to buy most of their furniture and other items in Sweden.  

”I have measured and rearranged the apartment countless times on the floor plan,” says Lena. ”But it turned out so well in the end. We are so happy!”

The third bedroom was a crucial piece of the puzzle for Hans and Lena. Now they know there is always room for friends and family.

So, what’s it like now, a few months later, in your very own apartment in Spain? And what’s the best thing about your home?

”The most important thing is the freedom to access sun and warmth year-round”, according to both Hans and Lena.

Their new home in Spain has turned out as hoped.  

”We're new to this, but it’s a privilege to enjoy this kind of everyday luxury. Feeling at home, even when you’re away, is worth a lot,” says Hans. ”It's the whole package: the lifestyle, lower living costs, the ability to dine out at a good restaurant for a reasonable price, having access to 20 golf courses within a 40-minute radius, and the climate, of course!”

Both Hans and Lena enjoy the warmth and the knowledge that they have room for loved ones in their new apartment.  

”Now, during the winter months, it's wonderful to sit on our huge terrace and enjoy the sun, the view of the garden and the Mediterranean, knowing we always have room for family and friends when they visit. It’s an investment in ourselves and our quality of life, and we’ll enjoy our new home in Spain as often as we can,” says Lena.

Hans and Lenas best tips when considering buying a new build in Spain:

”Make a proper checklist where all decision-makers have had their say, and then tick off all the must-haves,” says Hans. Lena agrees:

”You always have to sacrifice something, but the essentials must be met for both parties,” she says.

Lena believes that good communication is crucial, both between herself and all parties involved in the process.

”It's important to keep going and make sure you get answers to things that are unclear,” Hans adds. Last but not least, Lena says with a big smile:

”You never regret what you do, only what you don't do, right?”

They dared to take the leap. Lena and Hans are enjoying life in the sun.
